Why Septic Planning Must Come First

On rural lots in Tennessee, the septic system location dictates where the house can go — not the other way around. Setback requirements from wells, property lines, streams, and structures limit where a drain field can be placed. On a tight lot or one with challenging soil, the drain field may only fit in one viable location. If your house layout doesn't account for this, you may end up with a system that's harder and more expensive to install — or a permit that comes back requiring redesign.

We advise new construction clients to get the soil evaluation done before finalizing house placement, especially on lots under 3 acres or lots with significant slope, tree cover, or clay soils.
